Role Profile:

Job Title:       Assistant Manager to Senior Manager
Department:  Occupier Services Group / Corporate Solutions
Reports To:   Head of Corporate Solutions, China
Location:      Beijing and Shanghai (currently need is stronger in Beijing)

Role Purpose:

To work as a member of the China Occupier Services Group team by:

1. Developing MNC/ occupier clients while promoting the DTZ C&W brand in the local market and elsewhere in China; by delivering high quality tenant representation services to occupiers

2. Contributing healthy revenue to the department (in line with seniority level) through tenant representation assignments (brokerage and occupier consulting)

Responsibilities:

•   To identify a niche in the local market where your past work experience and gained occupier/developer networks can help the team in sourcing potential profitable leads for tenant representation assignments. To identify market trends as a whole (besides your own niche) to help in developing forward-thinking Pan China business development efforts.

•   Leveraging on DTZ C&W’s global network with main hubs in London, San Francisco, New York, Hong Kong and Singapore, and together with Corporate Solutions China leadership, to proactively increase communication and flow of business (# of deals and revenue), on top of the candidate’s own individual business development skills, at city and at China level.

•   Together with senior team members within Occupier Services Group and Corporate Solutions, to tailor marketing materials and information to approach the niche segments and to maintain proactive CRM efforts with the prospects.

•   To ensure the achievement of the approved business Plan – in this case, determined revenue targets and other qualitative KPI’s that your manager may allocate to you.

•   To work closely with staff in other DTZ/Cushman & Wakefield service lines for the benefit of the business as a whole. Special focus is expected in the greater Occupier Platform (Transaction Management, Project Building Consultancy, Facilities Management, Lease Administration and Workplace Strategies).

•   Once assignments are secured, to liaise with the client’s representative providing prompt and accurate reporting – emails, reports, powerpoints, cashflows and other deliverables

•   To negotiate leases and make sure terms achieved are in line with market. To justify such results to stakeholders.

•   To lead team members sharing one’s expertise in fluent bi-lingual fashion

•   To undertake ad-hoc projects that you may be required at the Company’s reasonable discretion

•   Ongoing CRM and improvement of platform via development of tools to support the whole tenant representation process – from new Business Development, Pitch and Presentations, Negotiations, close-off and finally ongoing CRM. Such tools may be in many formats and should be updated on a regular basis and should be market-leading in terms of technology and marketing trends.

Qualificarions:

•  

  • Bachelor’s degree in business, finance, marketing or administration

  • Member of RICS or other recognizable property organizations preferred.

  •  

    At least 7 years of work experience in real estate industry
    Proven experience managing and developing talent as well as coordination with cross-functional teams

    Proven track record in dealing sizeable transactions with MNC clients 

             

Skills & Personal Qualities:

•  

  Knowledge of both Chinese and International commercial real estate markets.

• Extensive knowledge of tenancy strategy, process delivery and CRM

  Fully bi-lingual
  Well-established networks with developers, corporate occupiers, chambers, other associations

  Strong leadership, communication and negotiation skills
